The hearing opened at 7:32 PM.  Present were: Chairman Jerry Gannelli, Jon Fudeman, Tom Daly, John Mirick, Ann Neuburg and [alternate] Rick McCowan.

Public Hearing – Accessory Apartment – Barbara Gates & Kristen Chavaras
Property Address: 36 Esty Road

The applicants, Barbara Gates & Kristen Chavaras, submitted an application for a special permit for an Accessory Apartment under Section XVII of the Zoning Bylaws of the Town of Princeton (“Zoning Bylaw”) for the subject property located at 36 Esty Road, Princeton, Massachusetts and identified on the Princeton assessors’ maps as Map 13, lot 52.  The applicants had previously appeared for informal discussions of proposed plans on May 16, 2012, June 6, 2012, and July 18, 2012.

Pursuant to Section VIII(3) and XVII of the Zoning Bylaw and M.G.L. c.40A, sec. 9, the required advertising and notification of abutters was carried out and a public hearing on the special permit application was held by the Town of Princeton Planning Board on August 22, 2012 at 7:30 PM in the Town Hall Annex, 4 Town Hall Drive.

The applicants’ representative, Dan Ferguson, presented plans which provided for the conversion of an existing two-car garage into the accessory 1-BR apartment by adding 436 sq. ft. and connecting the accessory apartment to existing house. The new apartment will total 1,012 sq. ft. and the existing house totals 2,315 sq. ft.  The loft or attic space in the accessory apartment will not be heated.  

A 22’ x 82’ driveway provides ample off-street parking for the existing residence and the accessory apartment.  Mr. Ferguson reported that septic system has been approved by Board of Health. One letter of support from David & Nancy Caporello at 27 Esty Road was read by the chairman. No member of the public asked to be heard.  

The Planning Board reviewed the evidence and John M. moved to approve the decision with the usual conditions. Jerry read the conditions.Ann N. seconded. All in favor (5-0).

At 7:43 p.m. the public hearing was closed.

Marie A. will send a draft of the Special Permit decision to John Mirick to finalize. To expedite the project per applicant’s request, the board agreed to review and sign the final decision at the Town Hall.
